AVALON PLACE

Avalon Place subdivision has a history that stretches back into the 19th-century. Dr. William Thomas Dickey relocated to Houston from Virginia in the 1880s. According to Dickey family interviews, Dr. Dickey was the owner and chief resident physician of The Heights Infirmary in 1889. In 1890, he purchased 460 acres of land in what was then “west Houston,” roughly a tract running 1,000 feet each side of today’s Kirby Drive and just north of Richmond Avenue to Buffalo Bayou. The parcel included 300 acres of what is River Oaks today – which portion Dickey sold to defray his debt carrying-costs.

Dr. Dickey’s son, William M. Dickey, began development of Avalon Place in 1936. He initially developed 36 lots with streets and utilities, and by 1941, most of the 36 home sites were sold. Dickey built the first part of the Avalon Center at the corner of Westheimer and Kirby in 1937. World War II necessitated a hiatus in development while Dickey served in the armed forces. Upon his return, development recommenced and the last section was completed in 1952.

Avalon Place today consists of approximately 230 homes nestled among mature trees along broad streets. Its location is one of the finest in the city, a protected peaceful enclave adjoining River Oaks and close to downtown and the Galleria. Most of the original Traditional-style two-story structures have been retained and beautifully updated and there are a number of recently constructed homes as well. The very active civic association, Avalon Property Owners Association, enforces strict deed restrictions which maintain the neighborhood’s property values.
